1. Scope

These Terms and Conditions govern the services provided by SwissNest Relocation in connection with relocation support and apartment search assistance in Switzerland. By using this website or engaging SwissNest Relocation for services, clients agree to these Terms and Conditions.

2. Services

SwissNest Relocation provides relocation and housing support services for individuals, professionals and families moving to Switzerland. Services may include:

  • apartment search assistance

  • identification of rental listings

  • communication with landlords or agencies

  • organization and attendance of apartment viewings

  • preparation of rental application dossiers

  • relocation consultation

  • support with administrative relocation steps

SwissNest Relocation does not act as a real estate agency or landlord.

3. Apartment Search Services

SwissNest Relocation supports clients in identifying potential rental opportunities and navigating the Zurich housing market. However:

  • rental decisions are made solely by landlords or property management companies

  • SwissNest Relocation cannot guarantee that a specific apartment will be secured

  • the final rental agreement is concluded directly between the client and the landlord

4. Fees

Fees for services are communicated in advance and confirmed in the service proposal. Typical pricing structure may include: Viewing support fee of CHF 99 per apartment viewing and a success fee of net monthly rent payable once a rental contract has been successfully signed.

Additional relocation support may be billed hourly where agreed in advance.

Invoices are payable within the payment terms specified on the invoice.

5. Client Responsibilities

Clients are responsible for providing accurate and complete information regarding:

  • identity

  • employment

  • income

  • rental history

  • relocation timeline

  • housing requirements

Clients are also responsible for providing necessary documents required for rental applications.

6. Referral Program

SwissNest Relocation may offer a referral program where individuals can refer potential relocation clients. A referral commission may be paid once:

  • the referred client signs a service agreement and

  • the referred client pays the service invoice

Referral commissions and conditions are communicated individually and may vary depending on the project.

7. Limitation of Liability

SwissNest Relocation provides advisory and support services but cannot guarantee specific outcomes. In particular, SwissNest Relocation is not liable for:

  • decisions made by landlords or property managers

  • availability of apartments on the rental market

  • inaccuracies in third-party listings

  • delays caused by landlords, agencies or authorities

To the extent permitted by law, SwissNest Relocation’s liability is limited to the value of the service fee paid by the client.
